Where are you headed next?
Four ways in — and every one of them ends with me, not a form that goes nowhere.
Your next chapter starts with how we handle this one. I combine strategic pricing, an experienced eye for homes, and creative marketing to position your property across Southern California. You’ll know the plan, the priorities, and what comes next.
01
POSITION IT TO COMPETE
We look at recent sales, competing listings, and what makes your home stand out to build a pricing strategy around your goals.
02
PREP WITH PURPOSE
With many years of home-inspection experience, I help you identify repairs and presentation improvements worth considering—and where to focus your budget.
03
MAKE THE FIRST IMPRESSION COUNT
Professional photography, compelling video, and aerial views highlight your home’s strongest features and give buyers a reason to take a closer look.
04
PUT YOUR HOME IN THE SPOTLIGHT
I build a marketing launch around your property, combining MLS exposure with social content and video that bring its story to life.
05
TURN INTEREST INTO CONVERSATIONS
Coordinated showings, purposeful open houses, and consistent follow-up keep us connected to potential buyers. You get useful feedback and clear updates.
06
NEGOTIATE WITH YOUR NEXT MOVE IN MIND
I help you evaluate price, financing, contingencies, and timing, then negotiate on your behalf and manage the details through closing.
A strong first impression, right on the phone.
You deal with me directlyNo handoffs to an assistant or a call center — the number on this page is my number.
Updates without chasingWhile your home is listed or in escrow, you get a weekly update — even if the update is "no news yet."
Terms in writing, up frontCommission, timeline, and how either of us can end the agreement — on paper before we start, not buried in the fine print.
This is how a home gets shown — not just listed. Press play on the Ave 30 Video Tour and see the walk-through, the rooms, and the aerial shots the way a buyer sees them.
Online estimates swing tens of thousands of dollars on the same house. Send me your address — anywhere in Southern California — and I'll price it the way a buyer will: off the homes that actually sold around you.
Built from recent sold comps near your street — not an algorithm's guess
Adjusted for your home's condition, upgrades, and lot
No obligation to list — plenty of people just want to know
Areas · Southern California
All of SoCal. Street by street.
I'm a Southern California realtor — these are the seven regions I work, end to end. Here's the honest version of each one: what draws people in, and the trade-off worth weighing before you commit.
Antelope Valley
Lancaster, Palmdale, Quartz Hill, Rosamond, and the communities in between — high-desert living with room to spread out, established streets alongside newer builder communities, and the 14 freeway tying it all together.
Weigh thisMore space usually comes with a longer drive. Commute direction and distance to work decide whether the trade-off pays off for you — and land, wells, and septic show up here more often, which changes the inspection list.
Santa Clarita Valley
Valencia, Newhall, Canyon Country, Saugus, and Stevenson Ranch — master-planned communities, paseo trails, and a suburban pace, with the 5 and 14 freeways running through it.
Weigh thisHOAs and community rules are part of the package in many neighborhoods here. Read them before you fall for the floor plan — they shape what you can do with the home.
San Fernando Valley
From Van Nuys and North Hollywood to Woodland Hills and Encino — established suburbs, tree-lined streets, and the 101 and 405 corridors connecting it to the rest of LA.
Weigh thisSummer heat is real, and the 405 commute is what it is. The timing and direction of your daily drive matter as much as the house itself.
Los Angeles
The full spectrum — hillside views, historic neighborhoods, condo towers, and everything in between, from the Eastside to the Westside.
Weigh thisLA is really dozens of markets stitched together. The right block matters more than the right city name, so we shop street by street, not zip code by zip code.
San Gabriel Valley
Pasadena, Arcadia, Temple City, San Gabriel, and their neighbors — mature, tree-lined streets, historic homes, and the foothills as the backdrop.
Weigh thisOlder homes on beautiful streets can hide older systems. Inspections carry extra weight here — character is great, surprises are not.
South Bay
Torrance, Redondo Beach, Manhattan Beach, El Segundo, and the Palos Verdes Peninsula — coastal air, beach cities, and neighborhoods that run from classic postwar streets to hilltop views.
Weigh thisYou're paying for coastal location, and the closer to the water, the more it shows. Decide how near the sand is actually worth it to you before we shop.
Orange County
From Anaheim and Irvine to the beach cities of Newport Beach and Huntington Beach — master-planned villages, coastal towns, and suburbs built around parks, schools, and freeway access.
Weigh thisHOAs and Mello-Roos fees show up in many of the newer communities. The monthly number matters as much as the purchase price, so we run both before you commit.
Somewhere else in Southern California?
SoCal is bigger than seven regions. No card above for your area doesn't mean no plan — start with a call and we'll talk your streets, your comps, and your timing, not just your city.
The questions people type into Google — and ask AI assistants — before they hire an agent. Straight answers, no sales talk.
What does it cost to sell my home in Southern California?+
The main costs are the agent commissions (negotiable, and agreed in writing before we list), title and escrow fees, and any prep or repairs you choose to make. On our first call I'll walk your home's likely numbers line by line, so there are no surprises at the closing table.
Is now a good time to buy in Southern California?+
It depends on your payment, not the headlines. SoCal neighborhoods vary wildly — what your budget buys changes street by street — and rates decide what that means month to month. Bring me your budget and your target area and I'll show you what it actually buys there right now.
Do I need 20% down to buy a home?+
No. Many buyers across Southern California buy with far less down, and there are first-time-buyer and VA options that can lower it further. What matters is the full monthly payment — I'll connect you with a lender who'll run your real numbers before we tour a single home.
How is my home's value actually worked out?+
From comparable sales: homes like yours, near yours, that sold recently — adjusted for size, condition, upgrades, and lot. Online estimates skip most of that, which is why they swing so widely on the same house. Text me your address and I'll build yours from real comps.
New build or resale — which is better in SoCal?+
New builds can come with builder incentives and warranties, but upgrades and landscaping add up fast, and timelines slip. Resale homes are usually in established areas with finished yards and room to negotiate. Neither wins automatically — it comes down to your timeline and total cost, which we'll compare side by side.
What should I ask an agent before I hire one?+
Ask how they price, how they market beyond the MLS, how often you'll hear from them, and what happens if you want out of the agreement. Ask me all four — my answers are the process and promises sections right on this page.
Can I cancel if it's not working out?+
Your listing or buyer agreement spells out the terms — which is exactly why I put them in writing, in plain language, before we start. If we're not a fit, you should know your options up front, not find out later.

JM
I'm Jimmy Mora — and I'd rather show you than tell you.
I'm a Southern California agent who markets the way people actually shop for homes now: video first, straight talk, and a phone that gets answered. This page isn't a template with my name swapped in — it's how I work, in writing, before we've even talked.
Most agent websites end at a contact form that disappears into an inbox. This one ends with a real conversation. Pick whichever way is easiest — call, text, Instagram, or send the booking form by text.
